Why List Flat Fee vs For Sale By Owner?

Many reasons, but there are two places that for sale by owners lose most of their value.

First, not being able to get their listing in front of as many eyes as possible. Homes sell at their highest price when the entire market is able to see them home. When you list for sale by owner, you list on select sites that only give you a small piece of the market. Zillow, for example, has only a small share of the market, and listing only on Zillow gives you a small chance of a successful top dollar sale. We not only list on the MLS where all active agents will find your home for their clients, but we also list on all the large websites like Zillow, Redfin, Trulia, Realtor.com, and many more. Basically, most places where your home can be seen online, we list.

The Second place for sale by owner listings lose money is on negotiations. We will be negotiating all of your offers with you. In for sale by owner situations, the buyer is usually represented by an agent who will have the upper hand in negotiating against you, whereas we will help negotiate effectively and aggressively for your benefit and to get you top dollar.

Why List Flat Fee Over Full Service?

We’ll you save A LOT of money. We can provide you a la carte marketing options that allow you to have most of the perks of listing with a large full service brokerage, but at a much reduced cost. Yes, you will be hanging your own lockbox, scheduling showings yourself, and communicating with agents during showings, BUT the moment an offer comes in, you have full and experienced representation. So, you do a little bit of showing, a little bit of scheduling, and save thousands to tens of thousands of dollars.

Can I Cancel My Listing With You?

Yes, you can cancel at any time without any charge.

How Long Will My Listing Stay Active?

As long as you do not cancel, they listing will stay active for up to one year depending on the package you choose. If your home does not sell before your listing expires, you will always have the option to renew at a reduced rate.

What happens if, during the process, if a Buyer’s Agent asks me a question I can not answer?

We are here to answer difficult questions if they arise. Simply tell them you do not know the answer to that question, and reach out to us. We will help make sure you are comfortable, and answer all questions appropriately.

What Happens Once My Home Is Under Contract With A Buyer?

Our office works closely with attorneys and vendors that can help you go from contract to closed, while we will be here to oversee the whole process. You can use your own attorneys and vendors, but we have those that we trust fully to help you get to a safe and successful closing.

What If I Need To Buy A Home, How Can You Help?

Our office has a full service buyer department that will help you purchase your next home, just like any full service brokerage. We would love the opportunity to work with you on purchasing your home as well.

How Soon After I Pay For My Listing To Go Live Can My Listing Be On The MLS?

If you have photographs ready, we can be listed on the MLS within 24 hours of receiving payment. If you require photography and a larger marketing package, those can take up to a week to have completed and back to you. From the moment we get these marketing photos and videos, we can list within the same 24-48 hour time frame.

Do I Have To Pay A Buyer’s Agent A “Co-Op” Fee?

You do not HAVE to pay a buyer’s agent commission, but there is generally commission offered to the buyer’s brokerage. Typical fees are about 2.5% (but it’s up to you). By offering commission to buyer’s brokerage, you increase the likelihood of those buyer’s agents bringing their clients to your home. Do I Need To Go To An Office Or Attend Closing?

No, you do not need to come into an office to sign any documents as they can be done virtually. Most sellers in Illinois hire attorneys, and those attorneys usually have documents pre-signed for sellers. so You typically do not have to attend the closing, and the sales proceeds can be wired to you from the closing by the Title Company. With that said, you are welcome to attend the closing if you like.

What Do I Do If I Need Recommendations About Updates/Repairs At My Home?

I heard the news that maybe I shouldn’t pay a buyers co-op commission, what should I do?

You’ve probably read a lot of news articles about what is going on with Seller’s paying buyer’s agents commissions. The truth is there is a lot of click bait on the internet with misinformation. The reality is you never have had to pay anything and could have always negotiated their compensation (and you still can). However, most buyers still use agents. These agents are going to either highlight the pros of your listing or if they feel under compensated will likely highlight negatives about your property. Transactions where buyers are unrepresented usually fail more often than those with representation so we suggest that a buyer’s co-op commission is provided. It will more than likely net you more money in the end and ensure a higher likelihood of closing.
